Terms of Service

Kodi is a record-keeping and communication tool for rental property. It lets you record buildings and tenants, issue leases and invoices, record payments made elsewhere, and send reminders and receipts.

Kodi does not collect rent. We are not a landlord, letting agent, bank, or payment processor. Money never passes through the platform — payments are made directly between tenant and landlord, and are then recorded here.

Kodi does not provide legal, accounting, or tax advice. Records and reports produced by the platform do not discharge your obligations to the Tanzania Revenue Authority or any other authority. Lease documents produced by the platform are templates; their legal sufficiency is a matter for you and your advisers.

You must be at least 18 years old, provide accurate and complete information, and use the platform for lawful purposes only. We may suspend an account that breaches these conditions.

• The landlord holds the subscription and is responsible for everything done under their organisation's account.
• Managers, caretakers, and accountants are bound by these terms. The landlord is responsible for their acts and omissions, and for suspending anyone who leaves their employment.
• You are responsible for keeping your password and one-time codes confidential. Tell us immediately if you suspect unauthorised access.
• Tenants use the portal free of charge and hold no subscription.

• Copying, modifying, or creating derivative works of the platform, or reselling access to it.
• Circumventing authentication, role restrictions, organisation scoping, or audit logging, or attempting to reach another organisation's data.
• Bulk-extracting data other than through the export features we provide.
• Sending messages that are unlawful, harassing, or deceptive, or bulk marketing without recorded consent.
• Entering payment card numbers, security codes, or expiry dates anywhere in the platform. Kodi does not process card data and no such field exists.

You own your data. Kabolik claims no ownership of the records you enter.

You are the data controller for your tenants' and staff's personal data; Kabolik is the data processor, acting on your instructions. The full terms are Part B of the Privacy Notice.

You may export your data at any time. After you close your account an export stays available for 90 days, then it is deleted.

Subscription fees are charged in advance. SMS and WhatsApp messages are charged separately as prepaid credits, consumed per message — including the reminders the system sends automatically. Credits are non-refundable. Pricing may change on 30 days' notice.

We host the platform, secure the infrastructure, and take encrypted backups. Updates may change how the platform looks or works without prior notice. The platform is provided as is. Recording payments and follow-ups works offline; everything else needs connectivity.

The platform records what you enter. You are responsible for the accuracy of rent, service charges, deposits, payment references, and lease terms. Arrears, coverage dates, and receipts are calculated from what you and your staff record.

We are not liable for rent you do not collect, disputes between you, your staff, and your tenants, loss arising from records entered incorrectly, failure or delay of messages by a network or provider, payments recorded offline on a device lost before the record reaches our servers, or decisions you take on the basis of reports produced by the platform. Nothing here excludes liability that cannot lawfully be excluded under Tanzanian law.

You may close your account at any time. We may suspend or terminate access on breach of these terms, on non-payment, or where required by law. When access ends, the 90-day export window remains. Tenant portal access ends when the lease ends or the organisation is closed.

We may update these terms. Material changes take effect 30 days after we post them here and notify you in the platform or by SMS. Continued use after that date means you accept them.

These terms are governed by the laws of the United Republic of Tanzania. Disputes are subject to the jurisdiction of the courts of Tanzania, including the High Court (Commercial Division).
